               3.   After you increased the price and there is resistance.     P1,700,000 for a GE, 12th lot is free (that is less 8%)

      2. Decoy offer:   offer a low ticket offer, and then upsell the prospect for something bigger.  Get his feet at the door

           e.g   offer a cheap lawn and when you sense he/she can buy GE offer him  one.

1.  Ramp up imagery that appeals to the 5 senses:   taste, sight, smell, texture sound.  Most likely the reader will respond.  A video works better than still picture

2.   Put benefits (wifm) in the headline

      e,g  Memorial park   (as investment hook)

            Our byers of MP lots 10 years ago of P20,000 each plot saw the price of lots
             rise to 100,000 each or 500% multiplier, or 50% return per annum

          The gift, legacy of a lifetime -   a memorial park lot at __________

          Honoring the memories of the dearly beloved at ______________ _

3.  Pricing:

     Odd pricing of P499 gives impression of being a bargain.   a wholel number that of prestige, luxury 
     or quality

4.  A/B -   test ads that work, or simply retitle the ads or video.   Find out the response. 

5.   Associate with the model or endorser:

     1.  The Marlboro man,   with Dingong Dantes, Bea Alonzo.  What images do you associate with them.

6.   Positive end result  if you buy the product:

     1.  Cleaner toilets;
     2.  Less repair and maintenance
     3.  More prestige and respect

  7.   Use of color -   darker color evokes weght, strength and durability,   lighter colors of lightness but not strength.  

  8  Extreme specifity better than generic ad:

      1.  Complete hardware staff  vs  # of hammer, # of bolts (100,000)  number of skus, etc

      2.  Delicious pizza vs spefication of fresh ingredients delivered daily

  9  Product is valuable   mention the number of stars in review, the value of the property compared to competitors.

 10. Meeting certain wants:

        2.  Enjoyment of food
        3.  Freedom
        4.  Sexual enjoyment
        5.  Comfort
        6.   Protection of loved one
        7.    Approval

When the prospect says he will consult wife, lawyer, bumalik ka na lang, it indicates that you have not done your job well of creating certainty in the mind of the buyers.

Ask further questions what are not clear, what bothers the prospect, what was not explained well.  (At the same time temper this because its also bad to  over explain

Your goal until the closing is to bring the head of the prospect above the water of UNCERTAINTY

You can build that up by:

1.  Having a nice appearance
2.  Product mastery
3.  Speaking well

SUBJECT   FOLLOW UP SOLUTION TO DELAYED ISSUANCE OF CO DOS TO CUSTOMERS


Objectives:

1.   To recover our connection and trust of customers;
2.   To help rebuild sales
3.    To conform with the law as PD 957 and EO 648 order that titles (CO DOS)

    1.   shall be issued immediately for spot cash payments
    2.   and not later than 6 mos after full payment of installment sales

    Penalty are:  
    1.  Fines of P20,000;
    2.  Imprisonment of at least 6 mos
    3.  Other sanctions that may apply to future projects (blacklisting etc)


      from 

SEC. 25. Issuance of Title. – The owner or developer shall deliver the title of the lot or unit to the buyer upon full payment of the lot or unit. No fees, except those required for the registration of the deed of sale in the Registry of Deeds, shall be collected for the issuance of such title. In the event a mortgage over the lot or unit is outstanding at the time of the issuance of the title to the buyer, the owner or developer shall redeem the mortgage or the corresponding portion thereof within six months from such issuance in order that the title over any fully paid lot or unit may be secured and delivered to the buyer in accordance herewith.


SEC. 39. Penalties. – Any person who shall violate any of the provisions of this Decree and/or any rule or regulation that may be issued pursuant to this Decree shall, upon conviction, be punished by a fine of nor more than twenty thousand (P20,000.00) pesos and/or imprisonment of not more than ten (10) years. 1.   We have backlogs reaching back 5 years or more;   we have faced challenges with
       irate buyers

2.  We planned  that in 2026 beginning January we will address this challenge thus we
     revised the forms and engaged printer to redesign the forms which now has
     security features in view of the  reported sbu printing illegally the forms for sale
     that did not accrue to the sbu  WE ALSO EDITED AND UPDATED THE FORMS TO
     INCLUDE LATEST CONCERN THAT CONCERNS PLOT MAINTENANCE AND 
     CONSTRUCTION 0 INTEREST PROMOS

     It is now April (4 months hence) and we are still following up.

3.   I talked to Mam Elvie and  she said the reason for lack of action on the PO and DP
      is the presencee of large number of forms at Songcuan but no one is looking for
      the forms

4.   The printer indicated that there will be price increses in view of the current price increases due to war in Iran

5.   We wonder if the instruction to LIST DOWN THE PROBLEMS IN CO DOS HAS BEEN DONE.  ???

1.   Follow up po and dp -  SOON PO SANA

2.  Isubmit copy this office THE LIST OF COMPLAINING CUSTOMERS AND OR

    1.  An operator -  you follow the work rules, the job description and do what you are told;   you dare not

    2.  Can this affect other mans life

    3.  Can this change the world

  2.  A maker -  an inventor, an innovator.  A participant in Genesis 1:28  Somebody who goes beyond the
       four lines.    He participates in the continuing creation.  He is out to create an impact to the world.
       He realizes the impact of his life in the community and for others

  3.  A multiplier  - Somebody who is a sower and multiplies his impact to the community and the world
       This applies to a teacher, a leader, a community worker, a company CEO, an author.  An influencer.
       His value goes beyond his own community  and locality

Being scarce creates demand; discount tells you are commodity and that you are desperate.

We learn of the story of wealthy man who offered $50,000 to have handmade watch be made for him  But the waiting list extends beyond 2028 and the watchmaker did not even bother to look at the tycoon   

On the other hand he saw a jewelry store selling at 70% discount   He appeared desperate.   The tycoon advised the jewelry owner to close the shop and post a sign by appointment only 3 a day.  By doing so, by being scarce the former discount jewelry achieved prestige and exclusivity.    Bein availalbe and discounting make you cheap

The moment you discount, the more you appear desperate.  Walk away and be scarce and unavailable.
Create a waiting list.

Scarcity creates value.   Being desperate does not.  

So the jeweller instead of 70% discount was advised to close the store and allowed sales by invitation only  Thats scarcity.

1.  Yes, the customer judges you and your business by your cover:from:

     1.  Park appearance -  gate grounds, (no or plenty of litter or trash careless thrown 
          around

     2.  Personnel appearance -  the SG, the CSS, the receptionist,  the person who                     delivers service to him  her

         1.  Are they observing the office decorum -   id office uniform -  is there (what
             happened to last weeks discussion on uniform?)

         2.  Initial customer interaction -  was it courteous, cordial and friendly (or masungit
              hambog?  picky?)

2.  The customer service experience  (CSE)

      1.  If you put P5.00 in a machine and gives you back P100.00 will you put P5.00 again?                               Definitely yes.   If that machine is customer service, will you invest more?  definitely yes.   

           Or in ads and promo?

     2.  You cant be stingy on that initial contact, or deal.   Invest  P5.00 now and get
          P100.00 later.   No PNL on the initial deal but make one on future purchases-
          repeat sales or other merchandise.

     3.  So the free initially is a bait to get the customerr foot in:

         1.  Free haircut at Landers (to the holder of a membership card initial.  P1.00
              deal at Temu for initial purchase or Lazada), P99.00 tool box set worth P1,200
              for initial app sign up

         2.  Free coffee in coffee shop for first 50 customer for the day

         3.  First 30 minutes in a billiard free

         4.   Free rose for first 30 buyers in a flower shop

         AND THEN EARN MORE ON:

         1.  Repeat sales
         2.  LTV and referrals;  customer for life  (Carl Sewell)
         3.   Other merchandise sales

        The initial free is not a loss, it is an investment that returns 20x fold

         It may be against the math.  But what makes money for the business is sometimes
         not visible to the naked eye

Get the trust first on first transaction the rest of LTV (long term value) of customers come later





To be dominant in the competitive market, you have to impress the customer; give him the best deal on the first visit.  (Not in the middle or later)

It can help build trust.  Trust earns authority.  Authority enables you to dominate and get the rest of the customers business (Long Term Value) for life.  Customers for life


Make the first transaction memorable and remarkable.  Give the best treat to the customer on his first try.  Spend on the first visit.  Then for the rest of his relationship wtih us the customer will be kept and keeping him/her in our corals

This was the recommendation to a car dealership that has no customer.   


Earns their loyalty, the go to store (memorial park)  What can we do for our memorial park business.  How is this move to be used.  

Just like a pastor who got his business from P20.00 xerox ad posted on windshield wiper...

The replacement value approach:   the value of kitchen pots, building values the business at only $8 million but Buffett departing from the cigarbutt approach (basic value approach) was scuttled in favor of the moat (franchise approach) and bought the same for $25 million.
The business returned more than $2 billion for Berkshire.

People they think would buy Candy See far worth more than the sugar in the candy but for the promise and the warm relations it represent to the receiver of the gift.
